Home › EPC Improvement Report
From 1 October 2030, privately rented properties in England and Wales must reach EPC band C. Most landlords find out what that means the expensive way: doing the work on a guess, paying for a new certificate, and discovering they’ve landed a point or two short.
The EPC Improvement Report removes the guesswork. A full survey, professional modelling, and a written report showing exactly which combination of improvements gets the property over the line for the least money.
A property that reaches EPC band C before the new assessment metrics become mandatory is treated as meeting the landlord minimum standard for the life of that certificate. Under the proposed new methodology, a Heating System metric caps any home with a gas boiler at band D. Getting the work done and the certificate lodged well ahead of 2030 is the low-risk route.
Report delivered within three working days of the survey. It’s yours to hand straight to a contractor — no contractor is endorsed and you are under no obligation to use anyone we mention.

Portfolio landlords: once a year we’ll pull the current band and certificate expiry date for every property you own into a single sheet, free of charge, so nothing creeps up on you before 2030.
Request a quoteThe existing certificate and register data are analysed before the visit, so the survey targets the elements most likely to move the score.
A full inspection of fabric, heating, controls and hot water — plus an assessment of what can realistically be installed in this particular property.
Every option modelled and costed, ranked by cost per SAP point, with a clear recommendation and the sequence to carry the work out in.
It is professional advice on how to reach EPC C without wasting money. Confirmation of the rating comes from the EPC lodged once the work is finished — which we’ll carry out at half our usual rate.
If you need a PAS 2035 assessment for grant-funded works instead, that’s our Retrofit Assessment.
A new certificate tells you the rating and gives automatically generated recommendations with national-average costs. It doesn’t tell you which combination of measures is cheapest for your property, or what each one is actually worth in SAP points.
Those are generated automatically and the costs are national averages. The “potential” rating shown usually assumes solar PV, which is rarely the cheapest route to a C — particularly on a mid-terrace, where only two walls are exposed.
Band C starts at 69 SAP points. We aim the recommended package at 72 or better. A post-works assessment depends partly on what evidence is available on the day, and there is no sense spending the money to land one point short.
