Yes. An EPC is a legal requirement whenever a property is sold or let in England and Wales. Rental properties currently need a minimum rating of band E before a new tenancy can begin — if your rating is below that, a retrofit assessment can help identify the most cost-effective improvements.
Most domestic surveys take 30 to 45 minutes. It's completely non-intrusive — we take measurements, photographs and readings of the heating system, insulation, windows and meters. Nothing is drilled, lifted or disturbed.
In most cases the certificate is produced, lodged on the national EPC register and emailed to you within 24 hours of the survey — often the same day. If you're up against an exchange deadline or a new tenancy, tell us and we'll prioritise it.
Ten years from the date it's lodged. If you've made improvements since your last certificate — a new boiler, insulation, double glazing — a new EPC can capture the better rating, which matters for lettings and for buyers.
All rooms, the loft hatch, the boiler or heating system, the hot water cylinder if there is one, and the electricity and gas meters. If you have paperwork for insulation, new windows or a new boiler, having it to hand can improve the rating — undocumented improvements often have to be recorded using default assumptions.
A whole-house assessment required before energy-efficiency improvements are installed under PAS 2035 schemes such as ECO4. It includes floor plans, a condition report and an occupancy assessment, and gives installers everything they need to design the right measures for the property.

The terms below apply to all bookings with Clear Energy Services unless agreed otherwise in writing.
All prices are quoted on a per-property basis and confirmed in writing before the appointment. Quotes are valid for 30 days. Prices assume a single visit; additional visits or properties outside our standard area may incur a further charge, which will always be agreed in advance.
The client is responsible for arranging full access to all areas of the property, including the loft, meters and heating system. If access cannot be provided and the assessment cannot be completed, an abortive-visit fee may apply.
Appointments may be rescheduled or cancelled free of charge with at least 24 hours' notice. Cancellations with less notice, or where the assessor is unable to gain access on arrival, may be charged at up to the full quoted fee to cover travel and time.
Unless a trade account is in place, payment is due on or before completion of the assessment. The certificate will be lodged and released once payment has been received. Trade accounts are invoiced monthly on agreed terms.
An EPC reflects the property as inspected on the day, using the standard government RdSAP methodology. Where evidence of an element (such as insulation) cannot be verified, default assumptions are applied as required by the methodology. Certificates are lodged on the national EPC register and are valid for 10 years.
Clear Energy Services carries professional indemnity and public liability insurance. An energy assessment is not a structural survey, valuation or condition report, and should not be relied upon as such. Our liability is limited to the value of the fee paid, except where liability cannot be limited by law.
The client agrees to provide accurate information about the property where requested. We cannot accept responsibility for inaccuracies arising from incorrect or withheld information.
We process personal data only to deliver our services and to meet our lodgement obligations, in line with UK GDPR. Certain property data is published on the national EPC register, as required by law. We do not sell your data.
